Guests love our Working Wall—a functional and customizable space stretching the entire length of the room with extra shelving and drawer space for personal storage. It comes with a Humanscale ergonomic chair, table with wheels, and task lighting to help guests concentrate.

Functional FF&E

All suites are complete with a living area that features a full-sized sleeper sofa. Nesting tables sit beside the sofa to rest a guest’s cold drink or to spread out all their stuff. The TV has Bluetooth capabilities and is on a flexible mount that allows guests to watch from anywhere in the suite, so it's easy to make this area a home base for relaxation.

Fully-Stocked, Full Kitchen

All of our kitchens include a full–size, energy efficient refrigerator/freezer, microwave, sink and dishwasher. Plus, what kitchen would be complete without a toaster, microwavable cookware and cooking utensils? We have it all! Our guests may be here a while, so we want to provide them enough dishes and glassware to last. Six place settings are in each suite to allow guests to entertain friends and help conserve water by starting the dishwasher less often. To help guests keep their healthy eating routine while traveling, or for those days when they just feel like showing off their culinary skills, induction burner cooktops and accessories are free to check out at the front desk.

Free Healthy Breakfast

Guests can mix and match their favorite breakfast each morning, choosing from a variety of cereals, six rotating warm, artisan breakfast sandwiches, waffles, oatmeal, grits, yogurt and assorted toppings, for over 400 possible breakfast combinations. They can have a buckwheat waffle on Monday and a sausage, egg and cheese bagel on Tuesday. It’s their choice2, and it's on us!

Location Overview

This project is uniquely located on a land peninsula extending over Lake Ray Hubbard, a 22,745 acre, fresh water lake providing water and recreational usage to North Texas communities. The property sits across the bridge on Interstate I-30 from Bass Pro Shop. The hotel will have panoramic views of the Lake and its shores.

The proposed development is located off of Interstate 30 within the midst of the new Bayside Development. Bayside is a 262-acre, mixed use lakefront community that will be a destination resort development fusing luxury living, shopping and entertainment in a uniquely sophisticated lakefront urban environment. Dallas-Fort Worth Hospitality Market Trends

With its fast-expanding and diversified market, the Dallas-Fort Worth area has been on the radar of hotel owners and investors for several years. Since 2007, 175 hotels opened in this market, with the majority opening during and just after the recession as

financing already had been secured. During the recession, hotel supply tapered off due to the lack of financing. This allowed hotels to ramp up occupancy levels. Today, seventy-five percent of U.S. markets are in the Hospitality “Expansionary Market Cycle” phase, including the Dallas-Fort Worth market.

Dallas-Fort Worth Retail Market Trends

Dallas-Fort Worth’s retail market ended 2016 with 92.6 percent occupancy, an increase of a full percentage point over year-end 2015’s 91.6 percent occupancy. The occupancy rate exceeds the previous 32-year record for the market, a 92-percent occupancy rate achieved in the boom year of 1984. The new occupancy rate is a result of overall market vacancy dropping to 7.4 percent. As recently as 2009, around 13 percent of the market’s space was vacant, and since then, total vacant space has declined from 23.1 million square feet in the depths of the recession to 14.2 million square feet of vacant space today, a reduction of nearly 10 million square feet over the past seven years.
